New Plan for bath and utility.

Based on

• existing dimensions of washer drier
• contender hot water tank
  

Floor plan: Floor 1

The following represents the current floor plans. Changes from previous plan include

• Bedroom: closet now an east side of room; closet is 2'2" in depth
• Water heater: Moved next to washer drier
• Chimney: reduced in depth; 8"x8" flue; 12"x24"
• Kitchen/Pantry: length changed to 16'4''
• Walls: Larson truss enclosure (8'') walls with blown cellulose insulation (R32). Details of wall, roof and sill system currently discussed with timber framer.
• Bedroom: addition of west side window
• Living/Dining area: window configurations changed
• Bathroom windows: moved 4" to make room for corner brace

Floor plan: Floor 2

• Span of mezzanine is now 6'6
• Please see timber framers plans for joist spacing

Utility area

The utility area of the house is divided into the following areas:

1. Woodstove and chimney
2. Washed / Dryer / Water tank
3. Wet wall
4. Hydronic heating system
5. Electrical junction box / Well tank
6. Washer / Dryer wet wall, vent, and electrical service
   

Also shown are the approximate location and terminals of the following utility lines running under the slab to exterior services:

1. Sewage drain
2. Electrical power line
3. Water line to well

The image at right gives an overview of the woodstove and washer drier area (areas 1 and 2) before rough in. I'm uncertain about the clearance required between the masonry chimney and main beam of the house.
